The outlook: a broader selection
Commercial Observer’s September 9 report, citing Brown Harris Stevens Development Marketing, projects 20 Manhattan condo launches representing 768 sponsor residences in the fourth quarter. Units would be released in stages. This is a launch forecast, not 768 homes already available at once or a count of completed sales.
Buyer perspective: define the shortlist
More choice can make it easier to compare neighborhoods, building scales and ways of living. Before viewings, define three priorities: primary or occasional use, bedroom count and an acceptable move-in window. Then compare outlook, outdoor space, building services and everyday routes, rather than choosing from a rendering alone.
An increase in supply does not establish that prices will rise or fall. Assess each residence through its actual layout, current charges, transaction terms and your intended use.
Project focus: 10W17 in Flatiron
Developer and sales materials for 10W17 describe 34 residences with one- to three-bedroom layouts; sales materials also list fitness, storage and wellness spaces. The developer currently anticipates completion in 2027.
