An encouraging signal at the higher end
Corcoran’s Q3 Manhattan report shows a 25% year-over-year increase in closings above $3 million. Market-wide signed contracts fell 6%. Closings and contracts measure different stages of the buying process.
Buyers: define the comparison before touring
Start with budget, exposure, layout, monthly costs and your intended move-in date. For a condo, distinguish sponsor and resale offerings and confirm delivery terms. For a townhouse, add maintenance and renovation needs to the comparison.
