36 Manhattan luxury contracts: Upper East Side penthouses in focus
Contract activity increased in Manhattan’s $4 million-plus segment for October 19–25. A look at the latest figures and changing published availability at 255 East 77.
Reporting period: October 19–25, 2026. Weekly report and project website reviewed October 26.
This week: more signed contracts
Olshan recorded 36 Manhattan contracts at $4 million and above, eight more than the prior week: 19 condos, 13 co-ops and four townhouses. Eight were asking at least $10 million. Average time on market was 494 days. These are contract records in a defined price segment; asking prices are not final closing prices, and not every home sells quickly.
Project focus: published availability changes
At review, the official 255 East 77 availability page listed one duplex penthouse, PH-DUP, asking $37.5 million. Its introduction on this site has been updated. A public list is a snapshot: older layouts should not be assumed to remain available, and it does not establish how many residences have closed.
Practical preparation for buyers and sellers
Buyers can first define budget, move-in timing and essential daily needs, then compare daylight, outdoor space and carrying costs in actual layouts. Confirm which residences can genuinely be viewed before planning a focused visit, especially when travelling from another city or country.
Sellers can organize maintenance and renovation records, floor plans and expense information, then compare their home with genuinely similar offerings. A stronger contract week is one useful signal; pricing still depends on condition, competing homes and real feedback.
