34 Manhattan luxury contracts: turning market activity into a focused property comparison
Another active week in the luxury segment offers context for buyers and sellers, while individual homes, costs and timing remain essential.
Reporting period: October 26–November 1, 2026; report reviewed November 2.
This week: activity across property types
Olshan reported 34 Manhattan contracts at $4 million and above, down two: 17 condos, 12 co-ops and five townhouses. The Upper East Side recorded 17 and Downtown 12. Average time on market was 503 days. These are contracts in a defined segment, not completed closings or evidence that every home sells quickly.
Buyer preparation: turn a shortlist into a comparison
Start with budget, move-in timing and daily needs. Compare circulation, daylight, outdoor space, carrying costs and maintenance requirements across the shortlist. A condo and a whole townhouse involve different living and upkeep arrangements; floor area or asking price alone is not enough.
Before travelling, confirm viewing availability and prepare questions for your attorney, inspector and lender. For buyers visiting from another city or country, a focused set of suitable homes makes comparisons more useful.
Seller preparation: support pricing and presentation with information
Gather floor plans, maintenance and renovation records, carrying costs and viewing arrangements. Compare location, condition and layout, and distinguish asking prices, contracts and completed sales. Weekly market data provides context rather than an individual valuation. Contact Daimian to organize a buying, selling or custom-home plan.
